PROJECT LEASING

Our approach to the marketing of each new property starts with an analysis of its trading area as well as the properties it will compete against. Together with the vendor/developer we then determine the suitable market niche to be serviced, with the corresponding merchandise theme, tenant mix and rental structure.  Our downtown and urban efforts have successfully resulted in leases for space in both new and retrofitted buildings.

INVESTMENT, ACQUISTION & DIVESTITURE

A significant portion of the work we perform involves the structuring of deals for investment and acquisition or divestiture.Whether it is raw land or income producing property, we assist clients by putting together the right deals between the right people.  Often this encompasses complex zoning or financing problems

CONSULTING AND ADVISORY SERVICES

City Commercial has purposely aligned itself with associates that have extensive and varied real estate backgrounds. This has enabled us to provide our clients assistance, dealing with complex real estate problems.  We have been retained on several occasions to provide our real estate expertise for a variety of functions from lease renegotiations and income stabilization to development and marketing strategies.  This area is becoming a larger portion of our business as both owners and lenders strive to maximize the value of their real estate assets.

SITE SELECTION

City Commercial provides assistance to retailers in identifying appropriate sites for expansion and in negotiating suitable transactions. Because we are continually updating our data bank, we are able to provide detail retail clients with current market information, and available locations.  Whether representing a national retailer requiring multiple locations or an individual with a specific need, we have the information and experience necessary to successfully fulfil either mandate.

DEVELOPMENT AND JOINT VENTURE

At times, in order to achieve the most profitable real estate solution, outside expertise in the form of consultants or joint venture partners must be brought in.  Because of our ongoing involvement in the real estate industry and the knowledge and background of our associates, City Commercial is one of a select group of organizations possessing the in-house expertise required to combine brokerage services with development management and joint venture assistance.

PROJECT AND PROPERTY MANAGEMENT SITES 

Maximizing property values requires attention to details, starting with the planning of construction work all the way through to the administration of physical assets.  The check list which we employ was developed by key project and property management associates who cumulatively have had hands on experience managing and problem solving for over ten million feet of revenue producing property.
